lets just give them the benefit of the doubt and just say they are
some times too enthusiastic on the price expectations, because some
times the value estimates that are given by real estate salespeople
may be higher than what will actually be achieved.

real estate agent will have that information plus he or she will
be able to to incorporate what their potential buyers are telling
them now, that is their feel of the market is more current.
A good real estate agent will tell you how their open homes went
last weekend, they will be able to give you stories about buyers
or potential purchasers they are dealing with now, this information
is very relevant if you are looking to sell.
